The Brief

Our clients first engaged our services in 2008 to help find them their very first London home in Hampstead Garden Suburb. 18 years later, they came back to us for help sourcing a new London home, closer to central London.

The Challenge

Our repeat clients engaged us to help find them a new family home closer to Central London. They were very keen to find a house that was in a gated community as security was important for them. Gated roads and developments that contain houses are rare to find in Central London.

What We Did

Through our contacts we identified a house that had originally been on the open market for £4,950,000. Having failed to find a buyer due to the price being too high, it was removed from the open market. We were the first call when the sellers decided to relaunch the property with a lower asking price of £4,500,000. We inspected the house quickly and recommended our clients flew to London to view the property as soon as possible. The house requires work, and through our trusted network of contacts we obtained detailed quotes for our client alongside a thorough survey report. We successfully negotiated the purchase price down to £4,200,000 with a further £50,000 reduction secured the day before exchange to take into account the programme of works that our client will be doing to the house.

The Unfair Advantage

We have our finger on the pulse. Our first mover advantage to view the house and recommend it to our clients before any other buyer helped secure this rare property before it came back to the open market. We also helped our client obtain detailed quotes for refurbishment works and introduced him to the right team from our trusted network of contacts.
